Notice of Public Hearing Planning Commission June 11 Zoning Map Amendment & Conditional Use Permit - The HUB Hermiston LLC 4N2811AD Tax Lot 100 - 963 E Diagonal Blvd

NOTICE IS HEREBY GIVEN that the Hermiston Planning Commission will hold a public hearing on the 11th day of June 2025, at or after 7:00 pm in the council chambers of City Hall, 180 NE 2nd Street, Hermiston, Oregon. The purpose of the hearing is to consider amending 3.71 acres of land on the city’s zoning map by adding the Neighborhood Commercial Overlay (NCO) to a portion of the property described as 4N2811AD tax lot 100. The applicant is Jeff Bolton, on behalf of Multi Tech Engineering. The property is owned by The Hub Hermiston, LLC and addressed as 963 E Diagonal Blvd. The proposed change applies to the portion located along the E Diagonal Blvd frontage and is further described as follows:

THAT PROPERTY, BEING A PORTION OF PARCEL 1, PARTITION PLAT 2021-15, UMATILLA COUNTY PLATS, SITUATED IN THE NORTHEAST QUARTER OF SECTION 11, TOWNSHIP 4 NORTH, RANGE 28 EAST, CITY OF HERMISTON, UMATILLA COUNTY, OREGON, AND MORE PARTICULARLY DESCRIBED AS FOLLOWS:

BEGINNING AT THE SOUTHWEST CORNER OF PARCEL 1, PARTITION PLAT 2021-15, UMATILLA COUNTY PLATS, THENCE ALONG THE WEST LINE OF SAID PARCEL 1, NORTH 00044’12” WEST 177.16 FEET; THENCE NORTH 57029’16” EAST 1023.96 FEET TO A POINT ON THE EAST LINE OF SAID PARCEL 1; THENCE ALONG SAID EAST LINE, SOUTH 32035’08” EAST 151.18 FEET TO THE SOUTHEAST CORNER OF SAID PARCEL 1; THENCE ALONG THE SOUTH LINE OF SAID PARCEL 1, BEING ALSO THE NORTHERLY RIGHT-OF-WAY LINE OF DIAGONAL BOULEVARD, SOUTH 57031’02” WEST 1117.45 FEET TO THE POINT OF BEGINNING AND CONTAINING 3.71 ACRES, MORE OR LESS.

The Hermiston Planning Commission will also consider a request for a conditional use permit from the applicant to allow multi-family residential units and mini-storage units in the NCO zone on the property described above during the hearing. This request is defined as a conditional use and requires approval from the Planning Commission subject to the provisions for a conditional use permit. The applicable criteria from the Hermiston Code of Ordinances that apply to conditional uses are contained in Section §157.205 to §157.210.
